随着中国城市化进程的展开,房地产行业以前所未有的姿态开辟了中国的黄金10年.这10年,是房地产粗放式发展的野蛮生长年代,在为中国的GDP大力贡献时,也造就了中国的富豪神话.同时,也偏离了它作为居住民生功能的本质属性,偏离了普通老百姓的承载底线,在收入与房价严重失衡的今天,在衣食住行最基本的“住”已成为奢侈品的今天,房地产行业在强大的民意面前开始迎来它的腊九寒冬.政府在2009年底、2010年初果断出台“国四条”、“国十一条”、“提高存款准备金率”、二套房利率、限购二套房等措施以来,房地产业开始逐步跌入凛冽寒意之中.
房地产行业是深受宏观环境影响的行业,如果说2010年还可以是强颜欢笑的一年,那么2011年则只能是掀开面纱,全力自救的一年.本文根据台湾雄远集团及其子公司上海中远建设的行业发展状况,结合当前的宏观环境及房地产的行业态势,对上海中远建设所面临的市场营销问题进行深入地分析.运用战略管理、营销管理的基本理论和方法,制定了上海中远建设后续的营销策略,以期对公司的发展起到一定的作用,从而提高市场竞争力.

　　The real estate profession is deeply the macroscopic environmental effect profession,if in 2010 also may be a year which forces oneself to look cheerful,then in 2011 then only can lifts the veil,helps oneself with all one's strength a year.This article according to in the Taiwan male far group and subsidiary company Shanghai the far construction profession development condition,unifies the current macroscopic environment and the real estate profession situation,the far construction faces the market marketing question to Shanghai in to carry on analyzes thoroughly.Using the strategic management,the marketing management elementary theory and the method,have formulated in Shanghai the far construction following marketing strategy,by time to company's development certain function,thus enhances the market competitive power.
